Builders’ Own Homes: Great Quality, Quirky Design.

I have this listing. Terrific, terrific home: Quality, 10. Maintenance, 10. 2X6 framing, imported woods, solid core doors, dual furnace and AC (new), new fifty year roof, new kitchen and family room, huge rooms, triple extra high garage, 4000 sf on a mature, beautifully landscaped, fully fenced quarter acre. All because it was built and lived in by the builder, a builder who knew quality.
But, a problem: It was built, lived in and designed by the builder. Quirky floorplan.
Look up: that’s the genesis of the blog name, THE conversation pit. It’s situated right between the beautiful formal living and dining rooms. I held another open house yesterday, and the reaction from pretty much everyone was the same: What is THAT?? When I explained the era way back in the seventies when people actually used to sit around and talk, they’d nod with a simultaneous frown, which meant they’d heard but didn’t understand (…talk?).
Now note: The prevailing wisdom in this market is the operative selling determinant is price, then, in order, price, price and price.
No, it’s not.
This is already priced $50k under market, $169/sf in a town that averages $235/sf, fixer price for A+ quality.
It’s going to take buyers like the people who are selling. I was holding the house open two and a half years ago and they - good friends from church - asked where I was going to be so they could come by to talk about something entirely incidental. They walked in…and loved it. We wrote an offer the next day. They still love it, put more than $100k in upgrades into it. They’d still be here, except for little things like four new grandkids and family in Denver.
There are people who will love it just as much. THAT’S what it’s going to take.
